This month wraps up the year for the 2011 Community Relations Committee for GLAR with our Milestone’s own Sherry Spanyer assuming the role of Committee Chair.  She will do a great job as Lester Sanders did this past year.

We accomplished many things for many people and organizations from all areas of our community.  Projects included VIPS, Repair Affair, Bowl-a-thon, the GLAR  Golf Outing  which raised over $9,000 with proceeds being split evenly between St. John Center for the Homeless and Gilda’s Club Louisville, Pay It Forward Campaign which benefited fifteen individuals or organizations and Camp Quality 2011 that supports children with cancer.  In spite of the difficult times for those in Louisville houses, it has been a great year being able to touch so many lives in a positive way. The Miller Team takes great pride in being able to participate.   In closing, I would like to share our video from this year’s Camp Quality.

Community Relations Committee - Golf and Family Outing

Community Relations Committee - Golf and Family Outing

Unfortunately it has been too long for an update but there is much to share. June was a very active month with the Community Relations Committee organizing the Golf and Family outing held June 13th at Standard Country Club. We had twenty foursomes participate. Our affiliates came through in dramatic fashion with sponsors for each hole, lunch, drink cart and dinner. In addition we had approximately twenty volunteers from our board and committee working at the event. We rose over $8,000 which will be split evenly between St. John Center for the Homeless and Gilda’s Club Louisville. We owe a huge thank you to our affiliates and golfers and are already looking forward to next year.

Repair Affair 2011

Repair Affair 2011

On June 18th six members of our committee participated in Repair Affair with Sherry Spanyer and myself participating from our office. In spite of the weather, we had a great turnout to repair over twenty five Louisville houses of those less fortunate.

Carnival Day for Camp Quality Kentuckiana

Carnival Day for Camp Quality Kentuckiana

On June 30th we sponsored Carnival Day for Camp Quality Kentuckiana. Camp Quality is an organization that works throughout the year for children with cancer. This year there were sixty eight campers along with seventy companions. Over twenty volunteers from our committee participated in our fifth consecutive year of providing this event. The event included inflatable water slides, dunk tank, corn hole, a fantastic DJ, prizes for each camper and companion, Sunday bar and a guest appearance by Buddy Bat, the mascot for The Louisville Bats. On July 23rd we will be taking some of the camper’s families and companions to the Louisville Bats baseball game with one or two of the campers throwing out the first pitch. We could not have put on this event without our Board’s support, gifts from local businesses and our volunteers.

Upcoming events include an ice cream social for St. John’s Center for the Homeless along with providing each quest a pair of socks. Although this may seem as insignificant to most, a pair of socks are important to those not fortunate enough to live in Louisville houses.

Today’s Featured Property is a must see! Dennis and Louise Miller of The Miller Team have listed a gorgeous Ranch home at 4616 Fox Chase Dr in Sheperdsville. We asked them to give us some extra insight about this home that you won’t find anywhere else.

4616 Fox Chase Dr

4616 Fox Chase Dr

What distinctive features set this home apart?

The home sits on a two plus acre, heavily wooded lot with a creek to the rear. Traditional ranch but the inside stands out with a very open floor plan and spacious lower level with a large wet bar.

What are the advantages of the location & neighborhood?

Secluded enough area yet close to just about anything you need. This Shepherdsville, Kentucky house is just minutes from a Kroger and Wal-Mart for all of your shopping needs. It’s also located in between nearby Preston Highway and John Harper Highway exits of I-65 providing easy access to navigating around town and a plethora of restaurants nearby.

Have there been any recent renovations or upgrades?

Three years ago the current home owners installed a new geo-thermal heating system.  And, the remainder of the10 year warranty will pass along to the new home owner.

What amazing views will the new homeowner be able to enjoy?

They can either look out from our spacious 600 plus square foot deck or get a little closer on the lower level patio that includes a fish pond.

What makes the price of this home so great?

With over 3800 square feet and 2+ acres, we feel that a price of less than $90 per square foot is more than competitive in today’s market. Great for entertainment with the finished lower level that walks out to the patio, wet bar and large deck if desired. You won’t find many homes with this combination of a wonderful home and lovely yard, especially in this neighborhood!

If you have any questions about 4616 Fox Chase Dr Shepherdsville, KY 40165 or if you’d like to schedule a showing please contact The Miller Team at Milestone Realty.

Louise Miller is an absolute powerhouse – full of energy, enthusiasm, ambition and determination.  You will be immediately struck by her candor and down to earth common sense all the while feeling that you have known her your entire life.  Her ability to relax and engage you will help you understand why her clients come back to her again and again and also frequently refer family and friends to use her services.  You are definitely in good hands with Louise Miller and The Miller Team!

Louise Miller

Louise Miller

To my delight, Louise quickly agreed to participate in this When Good Just Won’t Do series of blogs which honestly shouldn’t surprise me as she is always ready to help out Milestone and her fellow agents in any way possible.  Louise is the President-Elect for the Greater Louisville Association of Realtors and is active in the Kentucky Association of Realtors®.  She has also served on many Realtor® Association committees as well as community and civic organizations.  Her husband, Dennis, was awarded the John R. Carpenter Memorial Award for Community Service for GLAR in 2009, so you can see that good works run in the family!!

Louise has been a licensed agent selling Louisville houses for 28 years and also has her Broker’s license.  She comes from a teaching background which goes hand in hand with real estate sales as much of her time is spent educating and assisting clients in order to help them make good decisions for their lifestyles.  She attends conferences and training on a regular basis and recognizes the value in continuing education. “It is very important. We cannot keep up with our industry and provide service to our clients without it.”

On the subject of working with her husband, Dennis, and balancing family and career Louise says, “It was actually easier when my husband, Dennis, worked in another profession. I find that we actually work more hours now due to the fact that we are both totally involved in the same profession.” Running their business along with the community and professional obligations they fulfill would make for a busy life!!

When asked to what she would attribute her successful real estate career, Louise quickly pointed out,  “Attitude, tenacity and systems! Without a plan and systems to implement it, a Realtor cannot succeed. The right attitude will turn a long day into a short one.”  What would she do if she were starting over today? “I’m not sure. Real estate is a different career then when I started and it changes daily. I guess if I had to do something differently, I would mentor with someone that I respected for a while to get my feet wet. You don’t know how to sell real estate until you do it with a live audience.”  I suppose there have been a few changes in technology in the past 28 years – good point!!

Finally, her advice to new agents just starting out in today’s environment, “Get involved! Being active in your organization and proactive in committee work at your local board is invaluable. This creates new networking opportunities and hands on education that will be helpful your entire career.”

The Community Relations Committee is off to a great start for 2011. Our sixth annual Bowl-A-Thon was held at King Pin Lanes. Milestone agents took a break from selling Louisville houses and we had two teams of four bowling their hearts out. There were a total of over 200 bowlers along with numerous volunteers participating in the event. This year’s benefit rose over $2,000 with the money going to one of our Louisville Realtors who recently suffered a serious stroke. A great time was had by all with music blaring, dancing, prizes, food and of course great bowling.

Our next major event will be the GLAR Golf Outing in June. The event has not been put on by our committee for a few years. A sub-committee is starting to form and the planning is just beginning. We have lofty goals with all of the proceeds benefiting local charities. That charity will be determined at a later date. It is our goal to expand the day to include events for agent family members, dinner afterwords along with music and I am sure some interesting surprises along the way.

Camp Quality is getting kicked off as well. This will be our seventh year of sponsoring an event for the kids and as always we are confident the event will be the biggest and best. The event will take place June 30th and held at Country Lake Resort in Southern Indiana.

NardiGras 2010!

NardiGras 2010!

What an exciting time for eighteen thousand Realtors across the USA and Japan to come together and share experiences, learn new tools and techniques and have a great opportunity to network. This year’s event was in a great location; New Orleans. It has been five years since the devastation of Katrina and you can see that the buzz in the French Quarter has returned with the beads, bars and Bourbon Street leading the way, not to mention a Muffaletta sandwich at the Central Grocery.
Besides the great trade expo with an overwhelming number of displays, the short presentations of all the new products available today were mind boggling. I would say wireless and mobile computing is here to stay and I often wonder how I managed without it. In the past 10 years, this has most likely become the most powerful tool in business and leisure.

I was fortunate enough to attend many leadership training sessions due to my elected position at my association and the two biggest challenges that were discussed time and again was the return to business as usual and how soon Realtors can expect to see the changes in lending and of course the impact of social media. This industry has forever changed the way we market to our associates and the consumer. We saw presentations on the latest flip cameras for use with U-Tube videos, how to maintain an ongoing Tweet, making sure your fan page on Facebook is up to date, etc.

I came back to Kentucky with an even greater appreciation of the prices of our Louisville houses along with the conservative market that has allowed Realtors and home buyers and sellers to still survive in this tough economy.

As Ron Phipps, the new President of NAR said in his closing remarks at our general assembly “We need to not merely be the voice of Real Estate but the architects and the engineers of the future of Real Estate.”

Milestone Realty Consultants

President Elect Greater Louisville Association of Realtors

This blog comes with mixed feelings in that it marks my last month as serving as the Chairperson of The Community Relation Committee of GLAR.   However, being the Chairperson of the most pro-active committee within our Association has not only been a privilege but has also provided me with the opportunity to work with associates that I did not know prior to this year and hopefully offer direction and leadership where necessary.
This has been a very successful year having participated in many great causes.  I would like to acknowledge those instrumental in making each project a success.

Visually Impaired Pre-School Walk/Run:  Lester Sanders
Repair Affair:  Leesa Hill
Fuller Center Project:  Grace Patterson, Sarai Gumm and Janet Sharber
Chest of Hope:  Virginia Gariepy
Kosair Meals:  Karen Bhatt
Dream Factory:  Karla Murphey
Charity Bowl-A-Thon:  Karen Story
Community Wide Clean-Up:  Sherry Spanyer
Camp Quality:  Leesa Hill, Paula Colvin
Gifts for Rosehaven:  Grace Patterson
Gifts for Family Scholar House:  Kristen Mennish

Without those listed along with all of the other members it would not have been possible to have reached out and touched so many people, young and old, in need.  However, we are not done yet!  Our last project of the year is “PAY IT FORWARD”.  At this year’s annual luncheon fifteen individuals or offices will be awarded with a check for $100.  It is their responsibility to use this for anything that they feel would be a good cause to help an individual or an organization in need.  Or, they can use it for a starter fund for a larger project. We continue in our daily lives, selling Louisiville houses to those in need, but also taking care of the people in them and stive to serve our community while making it stronger and better for generations to come.

Vote for Louise

Vote for Louise

I, Louise Miller, am running for the office of President–Elect at Greater Louisville Association of Realtors®.  I have been a pro-active member of this association, buying and selling Louisville houses for 27 years and found that it has helped me tremendously to become more informed and value the relationships I have made with my associates. Because I am also an active Realtor®, I am aware of the challenges we face each day. Our economy has proven tough in these past few years to say the least. It is not over yet, but we have great support at our association with staff, education and services.

If elected, I will:

  • Help to strategically guide and direct decisions for the association
  • Provide good leadership by utilizing past experience and knowledge
  • Maximize member benefits and facilitate access to these benefits locally, regionally and nationally
  • Work diligently to help fellow Realtors® create new opportunities in the present economy
  • Continue to make sure we expose the consumer to the great service we provide
  • Look for creative and innovative ways to always bring positive ideas and education to our membership

Experienced leadership is an important key to in any organization. I promise to provide that leadership. I need your help and support. Please vote and encourage your associates to do the same.

This coming Monday, you (the members of our board), will receive an email with instructions asking you to vote. I urge you to take the time to do this and I thank you for your consideration.

The Fuller Center Project is dedicated to giving rehabbed existing Louisville homes to in need candidates.

Since my last report, the Community Relations Committee of the Greater Louisville Association of Realtors  has been very active in numerous projects, thus creating the need for several sub-committees to support each effort. One of our year’s new projects of 2010 is “The Fuller Center Project”. Rather than building a new home for a person in need and just releasing the title to them upon completion, like Habitat for Hummanity does, the Fuller Center Project’s mission is to repair, remodel and rehabilitate existing Louisville houses so that they can be ultimaltey be owned by the person in need after a trial rental period of one year. After a year of compliance, an ownership payment plan is established and the deed is turned over to the individual at that time. This rental period is to help ensure that the candidate recieving the home will be able to make the payments on the home that are required as well as make sure that they have the dedication that is needed to upkeep and care for the property.  This particular sub-committee of the Community Relations Committee is chaired by Grace Patterson. The Fuller Center Project had the consistant challenge as with many of our other projects do, which is funding.  Through Grace’s dedication and passion to this great cause, our committee unanimously approved to support this effort and we ultimately received a financial commitment from our Louisville Board of Realtors which was then matched by a supporting grant as well!  This has provided a great stimulus for upcoming projects for Louisville houses.   It is so encouraging for us to see such great progress in the short 8 months of 2010 so far and we look forward to seeing what we can accomplish by year’s end! If you have any questions about The Fuller Center Project or any of our other events, please do not hesitate to give me a call!
