It’s hard to believe that it has already been a year, but once again it’s time for the New Home & Remodeling Marketplace! Out at the Alltech Arena in the Kentucky Horse Park, tickets are just $6 at the door. The times to attend are Friday the 24th, from 4-8pm, Saturday the 25th from 9am-6pm and then Sunday the 26th from 11am-4pm.

1. Property Search – The most basic of our search tools, this is the gold standard in searching for a home. With all of your basic fields such as bedrooms, bath, square footage and price – you start with a blank page and slowly get to narrow down to your ideal home. Be sure to sign up for a customer account which gives you access to saving your favorite homes and saving custom searches.

2. Map Search – A very powerful tool, the Map search allows you to create your own boundaries for where you’d like to live. Click the red Draw New Polygon button in the top left above the map and then left click in the area you’d like to create a shape. As you add more points, the red area on the map you’re creating will begin to fill with homes for sale. Whenever you’re done, just make sure to close the shape by clicking where you started. From there you can click on the houses within the shape(s) or click on the the List View tab above your map to see the homes in a detailed list.

3. Lifestyle Search – Our newest home searching tool, Lifestyle Search is ideal for those not particularly familiar with the area. Using the sliders to rank various lifestyle requirements from lowest to highest, we can recommend a neighborhood, zip code or census area. From there it’s simple to view community data, demographic information and actual homes for sale. Golfing, Shopping, Health & Safety and Population Density are just a few of the major filters you can create.

4. Proximity Search – If you know a major landmark or business that you need to live by, Proximity Search is perfect for you. Paired with some basic search filters, Proximity Search allows you to select points of interest such as the University of Kentucky in Lexington or Toyota Motor Manufacturing in Georgetown and then find homes within a set radius.

5. Mobile Search – Our Mobile Search is also a powerful tool for those on the go. SmartPhone ready, including iPhone and Android, this search tool uses your phone’s GPS to find homes near you. Built to function as an app, various predefined search terms are at your fingertips giving you access to thousands of homes at any time. The same basic search tools from our Property Search is also available for those who really want to narrow down their options. Simply visit our regular website with your web ready SmartPhone to take advantage of this tool.

More exciting news for the Bluegrass!  Two Central Kentucky communities have been named among the regions listed in the 100 Best Communities for Young People presented by America’s Promise Alliance and the financial institution ING.  Lexington and Clark County were both named by the organization!

The competition identifies cities and counties nationwide that have made the well-being of children a priority.  It is the fifth time that Lexington has received the honor, and the second time for Clark County.

Lexington was chosen in part for its long-standing initiatives like Partners for Youth and the Mayor’s Youth Council, which empowers the city’s youth with opportunities to serve the community and achieve success. Ranked seventh nationally in percentage of residents over the age of 25 with an advanced degree, the Lexington community has some amazing programs in place to demonstrate its commitment to higher education.

Clark County made the list for its dedication to raising awareness and increasing publicity for its community’s youth programs. For example, the Family Resource & Youth Service Centers helps eligible families sign up for the Kentucky Children’s Health Insurance Program that provides a crucial Backpack Program so children from low-income families have meals on the weekend.

The “100 Best Communities for Young People” recognition emphasizes these regions’ continued focus of helping “young people achieve their potential, which includes earning a high school diploma, securing a good job and playing an active, productive role in America’s economic vitality.”

John Day, April and I recently attended the ActiveWeb Conference in Denver, CO. Although we have religiously trekked to the Rocky Mountains each October, this conference was (the best ever!!) informative, exhilerating and right on time! The conference started with keynote speaker Ze (pronounced Zay) Frank, a popular online entertainer and comedian. Ze’s topic was Collaboration and Engagement which was echoed throughout the conference by all presenters. Ze demonstrated the art of engaging the public with certain questions or theories and asking for their input.

The answers and creative responses from multiple although random sources were absolutely amazing. The point to Ze’s presentation was this – you have to reach out and invite others to participate in your life and business to fully appreciate your world.

This was evident recently when we hosted Joepalooza – a fundraiser for one of our team members faced with major surgery and an extended recovery. People turned out in droves to support Joe and send him warm wishes and hopes for a speedy recovery. We wondered, when proposing the event if we would have any interest whatsoever. Boy, were we pleasantly surprised. Everyone could relate to his situation and we felt a commraderie we had been missing within our ranks.

We are now excited about moving forward with our team, staff and agents alike, with fresh ideas and a great new attitude. While it is true that we cannot change the economy, we can change our outlook and work together to form a strong and cohesive team, dedicated to serving the consumer in their quest for a new Kentucky house! Welcome to the May edition of the Recovery series, formally known as the Hangover. The Kentucky Bluegrass is growing at a record rate with the spring rains, and the real estate market for Central Kentucky houses continues to gain momentum as well. Our official monthly market report for April 2011 has been released by the Lexington Bluegrass Association of Realtors®, and here is my take on the numbers, what they mean, and where we are headed.

The three main categories I focus on are pending sales, total inventory numbers, and average sales price. Pending sales for the month of April came in at 664 representing a slight increase over February numbers and 4 consecutive months of increased pending sales! Pending sales numbers look horrible when compared to the same month last year, which was the deadline month for the Federal Tax Credit. The Tax Credit artificially inflated sales and sales prices. From this point forward, we will be looking at historical numbers not artificially influenced by the tax credits. Inventory numbers, while still very high, are up 4% from both the previous month and the same month last year. We still have an 11 month supply of homes which is about triple what we would like to see in a balanced market. Inventory levels will continue to rise throughout the year until around September, when they typically begin dropping off again. Average sales price for the month was down about 3% from March 2011 and April of last year. I don’t see the 2 to 3% bounce in average price as significant and in fact indicates we have reached a plateau of stability in our local market values. The ratio of final sales price vs. list price remained basically unchanged when compared to the previous month, and when compared to the same month last year.

Most of the trends I’m seeing indicate a “glass half full” outlook for our market. There is one cloud on the horizon that I’ve noticed in the past few months. As the number of bank owned sales and short sales continue to increase, they are forming a much broader base of comparable sales for our market. When I look at closed sales for the past 3 to 6 months in any particular neighborhood, it’s not uncommon in some areas to see these “distressed sales” comprising 50% of the data available. What does this mean? Appraisers use historical sold data to justify sales prices for lenders so if this trend continues, property values will be impacted at some point. This something I will be watching closely in the months to come.

The market in a nutshell: values are steady, supply is high, great homes priced right will sell quickly. If you bought a home during the peak of the market (2005-2006) and you have to sell now, it could be worth less than you paid.
